CafeLand - Các chuyên gia cho rằng, du lịch tăng trưởng sẽ tạo động lực thúc đẩy bất động sản du lịch, nghỉ dưỡng. Mặc dù giai đoạn hiện nay phân khúc này có phần chững lại, nhưng nhu cầu thực tế vẫn còn nhiều.

Tháng 10/2019, ngành du lịch Việt Nam đón lượng khách quốc tế cao kỷ lục từ trước đến nay, đạt gần 1,62 triệu lượt, tăng 34,3% so với cùng kỳ năm 2018. Sự tăng trưởng ấn tượng của ngành công nghiệp không khói đã thúc đẩy nguồn cung bất động sản du lịch phát triển cả về số lượng và chất lượng.

Từ nửa cuối năm 2018 cho đến nay, thị trường bất động sản du lịch đã xuất hiện xu hướng các doanh nghiệp tập trung phát triển các dự án theo mô hình phức hợp, gắn đầy đủ các dịch vụ nghỉ dưỡng, lưu trú, mua sắm, thể thao, giải trí trải nghiệm nhằm đáp ứng nhu cầu một điểm đến cho tất cả (All - in - one) của du khách.

Theo ông Nguyễn Văn Đính, Phó chủ tịch Hội môi giới bất động sản Việt Nam (VARS), mặc dù giai đoạn này thị trường bất động sản du lịch có một chút khó khăn, nhưng nhu cầu thực tế đầu tư vẫn còn nhiều.

“Có thể trước đây làn sóng đầu tư ồ ạt vào bất động sản nghỉ dưỡng vì các nhà đầu tư bỏ vốn theo phong trào. Nhưng hiện tại, thị trường có nhịp chững lại để nhìn lại các yếu tố pháp lý, tăng tính bền vững”, ông Đính nhận định.

Đầu tư là để sinh lời. Song vấn đề đặt ra là sinh lời có bền vững hay không? Các nhà phát triển bất động sản giờ đây quan tâm đến khả năng vận hành dự án sau khi đi vào hoạt động.

“Trong giai đoạn này, việc xuất hiện nhiều mô hình cải tiến theo xu thế của thế giới, theo ngành du lịch, theo các nhà đầu tư đòi hỏi là tất yếu”, ông Đính nhận định.
